I had two rentals wind up in similar shape to this one. Rent stopped coming on a rental where the tenant had some sort of mental breakdown. The power was off and at night I went to discover what was going on. I entered the home to a pile of trash and personal belongings strewn about. Going to the kitchen I heard noises. Turning the light to the floor I saw 100s and 100s of large sewer roaches everywhere. I backed out of the home and called in a remediation team.
Lesson learned: Never lose contact with your property over extended periods of time. Always keep up on your inspect intervals.
